Position Summary:
Under the general direction of the Director of Maintenance, Physical Plant, this position will be responsible for developing, implementing, and managing a comprehensive Preventive Maintenance program for the University. The position is responsible for providing optimum preventive maintenance programs for a wide variety of dynamic facility operating systems, facility safety systems, and specialized customer equipment and systems.

The purpose of the Preventative Maintenance program is to improve the operating efficiency and life cycle management of the various systems and equipment. Improving the efficiency will result in reduced energy consumption, increased planned maintenance, and reduced system and equipment downtime. Life cycle management will increase the efficient operational life of the systems and equipment through strategic investment and improved preventive and predictive maintenance.

This position is expected to identify and clarify opportunities to improve the Preventive Maintenance program and make recommendations for adding systems and equipment. In addition the position will make and implement recommendations for preventive maintenance job activities, scheduling, and frequencies.

The employee in this position must possess the experience and ability to communicate and work harmoniously with the trade shops, building managers and occupants, faculty and staff members and committees, professional and technical staff, planners and administrators, budget officers, IT professionals, private contractors, and regulatory officials (city, state, federal) to execute, plan and coordinate preventive maintenance activities in a timely and safe manner.

Additional Information:
- Proficiency in a wide range of software programs and databases including the Microsoft Office suite with emphasis on Excel or spreadsheet software.
- Experience with an Integrated Work Management System as the position will be an IWMS SME for Preventive Maintenance.
- Experience estimating construction, repair, and maintenance activities.
- Experience in developing and executing preventive maintenance schedules.
- Experience programming and funding for repair and maintenance of facilities.
- Basic knowledge of facility fire and safety regulations and systems.
- Trade, engineering, or working experience with facility management activities
- Knowledge of, and skill in applying the principles, concepts, and methods of facility engineering and life cycle management sufficient to maintain facilities and facility equipment in good working order.
- Knowledge of typical facility, equipment, or services; proper work maintenance procedures to achieve goals of greater economy and efficiency; the causes of deterioration and/or impending failure of equipment and components; and the tests and procedures that can verify any deteriorating conditions.
- Knowledge of condition based maintenance management.
- Ability to read and understand contract plans and specifications.
- Ability to analyze and evaluate requirements and work order requests for repair, maintenance, and construction submitted by clients.
- Ability to investigate and diagnose maintenance and repair problems within buildings to determine initial cause and initiate corrective action.
- Knowledge of management/team leadership methods, goal setting, meeting management and project management theories.
- Ability to perform cost benefit analysis.
- Knowledge of project management, project estimating, work plan preparation and project change control concept.
- Ability to develop and manage budgets.
- Ability to write technical reports and develop presentations.
- Knowledge of data collection, forecasting, modeling and analysis techniques.
- Skill in process improvement analysis and development.
- Ability to lead and facilitate groups and promote team building.
- Ability to exercise a strong sense of priority and time management to effectively track the progress of multiple projects to ensure timely completion.
- Ability to maintain a professional and service oriented relationship with customers and coworkers.
