Project Manager

The Project Manager is responsible for managing and coordinating services and activities for planning, evaluating, estimating and completing multiple construction/renovation and other assigned projects. In addition, the Project Manager fully and effectively represents the interests of the College with internal departments, outside contractors, external regulators and agencies, consortia partners, town and state officials, and others as appropriate. He/she maintains College physical assets and plans for continuous improvement in collaboration with various stake holders.

In collaboration with the Assistant Vice President for Business Services and Physical Plant, the Project Manager completes activities to maximize performance and service delivery; seeks continuous improvement; develops strategic plans and milestones; and acts as a strong fiscal steward of Campus physical assets.

Responsibilities of the Project Manager include, but are not limited to, the following:
• Evaluate, plan, prioritize, and execute proposed projects in consultation with internal departments, external consultants, regulatory agencies, town officials and outside contractors. Assure that approved projects are properly planned and completed on schedule within specification and budget.
• Prepare specifications and related bid documents as necessary. Provide technical review and support for deferred maintenance, capital projects, daily operations and emergency response.
• Create and maintain positive working relationships with all segments of the College community, external vendors/consultants, and local/state government officials. Effectively demonstrate cross departmental collaboration in delivery of services and execution of responsibilities.
• Anticipate and address potential problems relating to project planning, logistics, construction and close out through comprehensive planning and widespread collaboration.
• Evaluate and complete projects in alignment with broader institutional plans/policies (relating to Campus Strategic Plan, Master Plan, facilities maintenance database, energy conservation, utility management, campus sustainability guidelines, competitive purchasing practices, etc.).
• Ensure departmental and contractor compliance with external laws and regulations and agencies. Collaborate with the Director of Environmental Health and Safety on proactive approaches to compliance, training and operational activities.
• Communicate status and progress of projects to include schedule and milestones, estimating and budget, procurement and negotiations, permitting, and construction administration. Cooperate with internal and external partners to resolve problems and disputes, minimize conflict, and optimize return on investment.
• Provide leadership and managerial oversight of project/renovation operations and budgets, as delegated.
• Assist in the assessment of data, and other sources and uses of information, that provide oversight, trend and planning capabilities for College systems and facilities.
• Assist in coordinating emergency planning, response and mitigation activities.
• Present relevant project and operational information to the College administration and Trustees, as needed.
• Manage construction administration from pre-construction, design development, schematic design, construction/renovation, to close out and commissioning.
• Provide supervision of on-site contractors, sub-contractors and independent agents.
• Provide supervision of external consultant/project representatives, engineers and architects.

Minimum Qualifications:
• Five or more years of experience in project management required, or equivalent combination of education and experience.
• Valid driver's license.
• Available for emergency response 24-7-365.
• Knowledge of construction specifications, regulatory requirements, and building codes and standards.
• Ability to read and understand construction plans and documents.
• Ability to learn and utilize work order software, budget-reporting software, Microsoft suite of programs, databases, and project/construction related programs ( CAD , etc.).
• Ability to utilize electronic media for communication as needed.
• Exemplary writing and verbal communications skills.
• Ability to prepare RFP's & bid documents, scope of work and progress reports.
• Ability to work independently, and collaboratively with others, on institutional goals.

Preferred Qualifications:
• Bachelor's degree in construction technology, project management, or other technical area.
• Construction managers license.

Physical Demands
• Ability to traverse campus facilities, construction sites and access infrastructure.
• Ability to climb ladders and similar equipment as needed.
