Position/Job Summary

Participate in the planning and managing of activities involving the installation, operation, repair, service, and preventative maintenance of College heating, ventilation, and air conditioning control systems and equipment. Coordinate and participate in the delivery of computer controlled technology within College buildings and facilities. Coordinate, schedule and participate in the completion of work orders. Participate in the coordination of services and activities involving facilities maintenance personnel assigned to other areas within Facilities Maintenance. Prepare work cost estimates and receive authorization for the replacement or purchase of equipment, tools and safety items. Delegate preventative maintenance schedules. Coordinate and participate in the maintenance of College commercial and residential kitchen equipment. Recommend maintenance personnel for training and/or certification programs. Maintain building and equipment records and ensure compliance with local, state, and federal regulations and procedures pertaining to the facilities operation and the Campus environmental impact. This position is considered to be essential during emergency situations and the incumbent is subject to being requested to report to work. The incumbent is subject to being on-call twenty-four hours a day, seven days per week on a scheduled basis.

Position/Job Responsibilities

Install, maintain, repair and program digital control and pneumatic control systems to include changing control cards, monitoring and analyzing control problems; program changes and install system upgrades. Keep inventory of digital control equipment and microprocessors for repair or replacement. Work in consultation with Information Technology Services staff and control systems vendors/contractors in the coordination and delivery of computer controlled technology related to College building and facilities heating, ventilation, and air conditioning digital and pneumatic control systems. Serve as the primary contact with the Office of Facilities staff to assign and coordinate work outside of the normal work order system for the performance of unscheduled repair and service to College buildings, systems and equipment. Oversee and repair all kitchen equipment, including gas, electric and steam. This includes but is not limited to: dish machines, ovens, steamers, coolers, slicers and various other bakery and food preparation equipment. Coordinate, schedule and participate in the completion of work orders received through the on-line Work Order Request System. Assist the Supervisor in scheduling, assigning and coordinating the repair, service and preventative maintenance to College buildings. Advanced repair to systems and equipment to include pneumatic controls, direct digital controls, and software for heating, ventilation, air conditioning, humidity, lab hoods, calibration of related equipment, and controls, installation, operation, service and repair to conventional mechanical refrigeration and air conditioning equipment. Inspect work in progress and completed work to ensure compliance with established standards and conformance to specifications. Review blueprints, building codes, and specifications to determine work details and procedures. Review HVAC equipment for specific new control purposes; identify damage to control systems and equipment occurring during scheduled renovation projects. Maintain building and equipment records, estimate material and labor costs, order repair parts, materials, and supplies and maintain appropriate records. Maintain proper records for pesticide application, certifications, and submit on-line reports to appropriate agencies; ensure compliance with local, state and federal regulatory agencies. Maintain proper refrigerant use records in accordance with Environmental Protection Agency. Assist in ensuring security of vehicles, tools and other equipment. Train and instruct new employees; monitor work performance to evaluate completeness and accuracy. Participate in the process for recommending various personnel actions to include hiring, promotions, professional development, transfers, vacation schedules, performance evaluations, discipline and dismissals. Review safety procedures and training experience for each employee. Make recommendations for additional safety and training programs to the supervisor. Maintain time records and approve and submit time report forms in accordance with established college procedure, in absence of supervisor. Recommend purchase of capital equipment items. Participate in the review and evaluation of existing modes of maintenance operations. Implement new methods to increase efficiency and reduce cost as approved. Participate in establishing and maintaining a schedule of preventive maintenance. Assume specific responsibilities of the Supervisor in his/her absence or as assigned. Maintain water treatment chemical balance reports for heating and cooling systems. Schedule lighting and air handler systems for holidays and special events. Monitor chillers and cooling towers during cooling season.

Position/Job Qualifications

Formal training beyond high school and a minimum of 7 years experience working with heating, ventilation, and air conditioning systems and electrical equipment. In-depth knowledge of Ithaca College buildings and regulatory codes, demonstrated ability to plan and manage all aspects of repair, cost, and material estimating, strong attention to detail, experience using personal computers and network systems, demonstrated understanding of control system technology and programming, strong interpersonal, written, and verbal communication skills, ability to work independently with minimal supervision, ability to lift 80 lbs., experience and ability to operate a variety of power/hand tools and testing devices, a valid NYS Driver's License, a valid NYS Department of Environmental Conservation license in pesticide application Group 7G and EPA refrigeration certification or the ability to obtain appropriate certifications. The ability to respond to calls twenty-four hours per day, seven days per week with rotating weekend coverage and pager weeks required. Some supervisory experience preferred.
