Associate Director of Physical Plant, Mechanical Services


Brief Summary:

Taking a senior role in the Physical Plant organization at Marist College, the Associate Director provides leadership in programmatic and administrative realms. Specific areas of responsibility include organizational leadership, and program development and implementation for the Mechanical Services departments. The successful candidate will provide financial and administrative oversight for a key department within the Physical Plant organization at Marist.


Duties and Responsibilities:

Leadership

  • Encourages the leadership development of the Mechanical Services supervisory and lead service trade staff for plumbing, HVAC, carpentry, preventive maintenance, painting, warehouse management, and special event support and coordination to the highest possible levels.
  • Establishes long and short range goals for all work within the department and ensures each of the activities are managed and achieved by the supervisory staff.
  • Works closely with deans, department heads and Student Affairs in achieving the College's goals in the Mechanical Services department.
  • Ability to work in a Service Union environment.
Administration
  • Directs all activities concerning building maintenance and repair.
  • Conduct building and property surveys to determine required staffing. Establish work areas, work schedules, and specific tasks for supervisors and union staff. Adjust schedules, work areas, and tasks as necessary throughout the year.
  • Directs the hiring, evaluations, and disciplinary actions for mechanical services staff per a collective bargaining agreement with SEIU.
  • Assumes primary responsible for safety, OSHA compliance, and accident / injury reporting for all mechanical services activities on campus.
  • Must have in depth knowledge of current sustainable practices.
  • Responsible for the purchase, distribution and inventory of all mechanical services supplies and equipment.
  • Responsible for all aspects of expenditures, including budget preparation, budget controls, and budget review for building maintenance and repair.
Quality Assurance
  • Counsels with supervisors to discuss problem areas and identify means of improvements.
  • Works closely with Student Affairs, Housing and Housekeeping, and Grounds Maintenance personnel with respect to modifications and summer maintenance programs.
  • Reviews all new construction plans prior to awarding bids to insure mechanical servicdes requirements are met.
  • Conducts building and property inspections to insure that necessary repair and preventive maintenance standards are being met.
  • Maintain contact with counterparts at other universities on matters of common interest.
  • Work directly with faculty, staff and students who may be experiencing a building maintenance related problem.
  • Determine the replacement or additional equipment needs for all activities within the department.
  • Works with, and advises the Director in areas of construction of facilities, architectural quality, capital planning, master planning, major maintenance, space utilization, utility procurement, and environmental and safety programs
  • Attend state and national workshops and seminars with the view of exchanging ideas and enhancing the operation in areas managed.
  • Electrical - Knowledge of electrical systems including High Voltage supply and infra structure, including transformers, switches, fuses, breakers, controls and all other associated components. An understanding of Medium Voltage supply and distribution. Distribution centers, panels, switches, breakers and controls. Knowledge of local electrical distribution and control, (lighting systems etc.).
  • HVAC - Knowledge of operation and control of heating, ventilation and air conditioning systems, including chillers, compressors, cooling towers, air handlers, variable frequency drives, and heat pump systems.
  • Plumbing Services - Knowledge of the operation and control of plumbing systems including water, gas, sewage and storm water. Knowledge of fire sprinkler systems and Fire Pump operation and testing requirements.


Qualifications:

A Masters of Business Administration degree or equivalent combination Bachelor of Science degree in Engineering and experience in personnel management, building maintenance or related field. Considerable experience in property management preferred. Strong interpersonal skills. Valid driver's license is required.
