EMCS Technician

FLSA Status: Non Exempt

Job Summary: The Energy Management Control Systems Technician is responsible for maintaining energy management control (EMCS by troubleshooting and repairing utility control equipment).

Duties and Essential Job Functions:
  • Identifies product and equipment requirements by studying blueprints, sketches, or building plans; correlating operating practices.
  • Installs new equipment by assembling parts; programming components.
  • Maintains current systems by implementing preventive maintenance programs and schedules.
  • Assists in completing projects by installing and repairing equipment and systems.
  • Performs routine maintenance by restoring and repairing faulty or inoperative equipment; recommending changes and new installations.
  • Troubleshoots systems by researching and evaluation conditions, advising supervisor and recommending actions.
  • Improves operations by calibrating sensors; adjusting pressure-sensitive status switches; adjusting timing clocks; making changes to existing points by moving sensors, equipment, changing control strategy and upgrading equipment.
  • Maintains supplies inventory by checking stock to determine inventory level; anticipating needed supplies; placing and expediting orders for supplies; verifying receipt of supplies.
  • Complies with federal, state and local building codes by adhering to requirements; advising management on needed actions.
  • Maintains safe and clean working environment by complying with procedures, rules and regulations.
  • Ensures operation of tools and equipment used in the job by completing preventive maintenance requirements; following manufacturer's instructions; troubleshooting malfunctions; calling for repairs; maintaining equipment inventories; evaluating new equipment and techniques.
  • Maintains continuity among work teams by documenting and communication actions, irregularities and continuing needs.
  • Performs other related duties as assigned.

Position Requirements:
Required Education and Experience:
  • High school diploma or GED equivalent in experience.
  • 2 years of experience with maintaining and installing building control systems OR three years' experience with fire alarms.

Preferred Education and Experience:
  • Technical training in Johnson Controls Building Automation System, Bacnet Controls; Fire Alarm State license or Nicet level II or higher.
  • 5+ years of professional experience.

Required Licensure/Certification/Specialized Training:
  • Valid Texas Driver's License.
  • Must be insurable under the university motor vehicle requirements.
  • Satisfactory results from a post-offer physical examination.

Preferred Licensure/Certification/Specialized Training:
  • Johnson Controls Training Certificates.
  • Fire Alarm System Training Certificates on EST-3 Systems.

Knowledge, Skills & Abilities:
  • Knowledge and understanding of complex HVAC system controls for larger facilities, including chiller plants, boilers, pumps, air handlers, etc; ability to troubleshoot and repair the controls and associated sensors on these systems; work with contractors and review systems for new construction.
  • Knowledge and understanding of fire alarm systems, preferably networked EST-3 systems; ability to troubleshoot ground fault and open circuits; repair or replace audible and visual devices; work with contractors during annual inspections and new installations; also knowledge and understanding of chemical suppression systems.
  • Knowledge and understanding of emergency stand-by generators; perform routine and preventive maintenance on natural gas and diesel powered engines. Batteries can weigh up to 75 pounds.
  • Knowledge and understanding of UPS systems from 4KVA to 128KVA and larger; perform routine and preventive maintenance on APC modular and UPS systems.
  • Knowledge of installation and maintenance of HVAC equipment.
  • Knowledge of troubleshooting techniques.
  • Knowledge of basic hand tools and related equipment.
  • Knowledge of customer service techniques.
  • Knowledge of basic record keeping techniques.
  • Skill in some or all components of Microsoft Office.
  • Skill in Microsoft Windows navigation.
  • Skill to read and interpret blueprints, drawing and sketches.
  • Ability to draft grammatically correct correspondence.
  • Ability to verbally communicate technical information.
  • Ability to work independently and as part of a team.

Physical Requirements (With or Without Accommodations):
  • Visual acuity to read information from computer screens, forms and other printed materials and information.
  • Able to speak (enunciate) clearly in conversation and general communication.
  • Hearing ability for verbal communication/conversation/responses via telephone, telephone systems, and face-to-face interactions.
  • Manual dexterity for typing, writing, standing and reaching, flexibility, body movement for bending, crouching, stooping, crawling, walking, kneeling and prolonged sitting.
  • Work in high or precarious places such as 12 foot ladders, ceilings, and ability to work in confined spaces.
  • Lifting and moving objects and equipment up to 50 lbs.

Work Environment:
  • Work is indoors/outdoors and not sedentary and is subject to schedule changes and/or variable work hours.
  • May be exposed to work in attics, basements, crawl spaces.
  • The noise level in this work environment is usually moderate, but can be noisy due to work around chiller plants, boiler rooms, and generators.
