Degree and area of specialization:

Bachelor's degree strongly preferred. Advanced degree (e.g. juris doctorate) preferred.

Minimum number of years and type of relevant work experience:

- At least two (2) years of experience leading and/or supporting negotiations with tenants, vendors, and other partners in commercial real estate transactions.
- Demonstrated skill and ability to develop, implement, and evaluate complex policies and procedures.
- Working knowledge of legal terminology.
- Working knowledge of commercial real estate including common real estate vocabulary, a working knowledge of leases, and a working knowledge of real estate finance.
- Ability to do math at a college level and manipulate, and ideally build, real estate pro formas in Microsoft Excel.
- Ability to independently prepare legal documents, letters, memorandums, resolutions and reports for review and execution.
- Excellent oral and written communication skills.
- Ability to work independently, exercise good judgment in decision-making, and demonstrate solid problem solving skills.
- Ability to establish and maintain effective working relationships as a member of a team of associates, other agencies, the public, and customers.

Position Summary:

This position reports to the Director of University Research Park and will perform a variety of projects involving a mixture of leasing and contract-related work, real estate analysis and research, business negotiations or support, and real estate development work/support. The position develops and administers documents such as leases and contracts and will work directly with URP's management and outside legal counsel. This position both makes - in consultation with others as appropriate - and subsequently documents business and legal decisions vital to advancing the position's work. The position's duties will include showing space to prospective tenants, negotiating lease terms, and drafting leases. Working closely with the Director and Associate Director, the position will take responsibility for developing and implementing components of future real estate development including research, analysis, contracts, feasibility, financing, acquisition, and communication. This professional position requires an ability to exercise good judgment, work independently, use discretion, and to develop positive and effective working relationships with external parties and customers. Establishment of work priorities and maintaining control over assignments and scheduling of work as well as completing assignments with accuracy and promptness are essential to adequately performing the duties of this position. This is a full-time position.

University Research Park anticipates the following major tasks:
1. Coordinating real-estate and finance-related documentation (40%)
2. Supporting real estate development (25%)
3. Research, analysis, and other duties (25%)
4. Real estate brokerage/support (10%)

University Research Park (URP) owns and develops unique research and technology parks to encourage partnerships between businesses and university researchers and support commercialization of university research. University Research Park builds on University of Wisconsin-Madison's history of successful relationships with the private sector. University Research Park also develops, owns, and manages real estate solely or in partnership to accommodate University needs close to the UW-Madison campus.

URP's administrative office oversees the real estate developments of University Research Park, which include both a 235-acre parcel of land along Whitney Way and Mineral Point Road and a 210-acre parcel of land along Mineral Point Road and South Pleasant View Road. URP owns and manages 16 buildings in the established Park. URP also manages the Madison Community Tower, which is home to four of Madison's major television networks.
